Acquired as a single office
building in a Grade II listed
terrace of five interlinked
Georgian townhouses. Restored
the building to its original
layout by opening the light
wells in front of the site,
enabling us to generate value
from the basement area. The
scheme split the building
into twenty two separate
office suites and
three apartments.

Appointed Pyramid Construction
Limited on a JCT 98 Design &
Build contract. The project was
completed on time and on budget
in December 2007, with the final
office suite being sold in
May 2009.

When everything else was going down in the market, Charles Parade was going up.



Simply a combination of a rare and beautiful city location and a savvy appreciation of what untapped space was available inside the tired Grade II listed terrace. We effectively converted an entire basement area previously missed, whilst restoring the Parade to its former glory by opening up the old light wells and reclaiming a small section of a large pavements. Old school new school - a brilliant move where intelligent planning unlocked the true potential. The 'mixed-use' product was also super clever and completely market driven with a rare opportunity to own the freehold of one of 22 individual offices with private parking. And the three residential apartments were the icing on the cake! Successfully delivered on time, on budget - despite a very tough market – so the investors were delighted too.
